Every fit-out contractor quotes a per-square-foot rate. Almost none of them tell you what sits outside it. This is what the bands actually buy in Noida and Delhi NCR, and where budgets break.
A Category B office fit-out in Noida generally costs between ₹1,000 and ₹6,200 per square foot of carpet area. That range is uselessly wide on its own, which is exactly why per-square-foot rates cause so many arguments. The number only becomes meaningful once you fix three things: your specification level, your cabin ratio, and what the landlord has already given you.

This is where budgets break. When you compare two quotes, compare the exclusions before you compare the rates.
Ask every shortlisted contractor to quote against one identical scope document listing all of the above as in or out. If a contractor will not do that and insists on their own format, you cannot compare them, and that is usually deliberate.

Loose furniture sits outside this and is normally quoted as a separate schedule so you can value-engineer it independently. Keeping a 5% contingency against site discoveries in an existing building is realistic rather than pessimistic.

Cat B office fit-outs in Noida generally run Rs 1,000 to Rs 1,800 per sq ft for functional specification, Rs 1,800 to Rs 3,000 for mid-segment corporate, and Rs 3,000 to Rs 6,200 for premium. The band you land in is driven mainly by your cabin-to-open-plan ratio, HVAC scope, acoustic requirements and joinery specification rather than by location within NCR.
The common exclusions are loose furniture and task seating, AV and video conferencing hardware, IT active components and servers, HVAC capacity upgrades, fire system tie-ins to the base building, statutory approvals and landlord supervision charges, access control and CCTV, artwork and plants, and GST at 18%. Always compare exclusions between quotes before comparing rates.
Around 5% of the build cost is realistic for a fit-out in an existing building, where site discoveries behind ceilings and in service shafts are normal. On a warm shell or an older building, 7% to 10% is safer. Contingency is not padding; it is what stops a genuine site discovery from becoming a project stoppage.
Yes, materially. A Cat A floor already has raised flooring or screed, a basic suspended ceiling, primary HVAC distribution, base lighting and fire detection. Starting from a warm shell means you fund all of that yourself, which typically adds Rs 350 to Rs 700 per sq ft before any tenant-specific design is considered.
Reduce the number of enclosed cabins rather than downgrading visible finishes, since every cabin carries partitions, a door, an HVAC drop, lighting circuits and acoustic treatment. Standardise cabin, meeting room and workstation sizes so repetition cuts joinery cost and site errors. And reuse serviceable Cat A ceiling grid and lighting where your layout allows, which can save Rs 150 to Rs 300 per sq ft.
