Most Noida occupiers taking space in Sector 62, Sector 132 or along the Noida Expressway are handed a Cat A floor and need a Cat B fit-out. If your landlord has given you a warm shell rather than a Cat A floor, the scope grows to include ceiling, flooring and primary services, and the per-square-foot number rises accordingly. Those ranges are a planning tool, not a quote. The variables that actually move your number are the cabin-to-open-plan ratio, how much HVAC you are modifying rather than reusing, the acoustic rating on meeting rooms, whether you need a server room and UPS, the joinery specification, and how much loose furniture sits inside the contract. For a straightforward Cat B fit-out on a Cat A floor, a realistic programme is four to six weeks for design and BOQ, then eight to fourteen weeks on site depending on area and complexity. A 5,000 sq ft office can be handed over in eight to ten weeks on site. A 25,000 sq ft floor with a boardroom, server room and heavy joinery is a twelve to sixteen week site programme.
The schedule risks that matter in NCR are landlord fit-out approvals, long-lead items such as imported chairs, workstations and specialist glazing, and fire and electrical clearances.
