How long a Noida office fit-out takes

For a straightforward Cat B fit-out on a Cat A floor, a realistic programme is four to six weeks for design and BOQ, then eight to fourteen weeks on site depending on area and complexity. A 5,000 sq ft office can be handed over in eight to ten weeks on site. A 25,000 sq ft floor with a boardroom, server room and heavy joinery is a twelve to sixteen week site programme.

How to choose an office fit out company in Noida

Most fit-out disputes are predictable at the point of appointment. If you are shortlisting contractors, these are the questions that separate the ones who will finish from the ones who will not.

  1. Ask for a line-item BOQ, not a lump sum. A single number with no breakdown means every variation becomes a negotiation later, and you have no basis to challenge it.
  2. Confirm what is excluded. HVAC modification, fire system tie-ins, server room, UPS, statutory approvals and loose furniture are the usual exclusions that reappear as extras.
  3. Ask who runs the site day to day. The person who sold you the project is often not the person who manages it. Get the project manager's name before you sign.
  4. Check they have delivered your size and format. A contractor who does 2,000 sq ft offices well does not automatically handle a 30,000 sq ft floor with a live landlord interface.
